PROPERTY TO RENT
If you're looking for property to rent Rooftops have branches
in Bramhall, Wilmslow, Hale, Macclesfield and Sale covering
the South Manchester and Cheshire area
from studios and flats through to terraced houses and substantial family homes.
Prices range from £300 to £3,000 a month, with tenancy periods
to suit you in part-furnished and fully furnished accommodation.

ARRANGING A SWIFT MOVE-IN TO YOUR NEW RENTED PROPERTY
Rooftops can arrange for you to take occupation of your property within as
little as 3 - 5 days, subject to references and the availability date of the
property.
VIEWINGS TO SUIT
We'll be happy to arrange your visit to the property you're interested in at
any time. We are open 7 DAYS A WEEK. Just give us a call to make the
arrangements.
FURNISHED OR PART FURNISHED - YOUR CHOICE
We have both fully furnished and part- furnished properties on offer, usually
comprising:
Part Furnished - carpets, curtains and, sometimes, electrical
kitchen appliances
Fully Furnished - fully furnished, including crockery,
cutlery and cooking utensils
TENANCY AGREEMENTS AND LENGTH OF TERM
On commencement of tenancy you will be required to sign the appropriate tenancy
agreement, which will outline the landlord and tenants responsibilities.
Tenancies can be available for a minimum of six months or a maximum of three
years.
TENANTS RESPONSIBILITIES
Whilst renting a property you will be responsible for gas, electricity, council
tax, water, T.V licence and telephone.
ORGANISING EVERYTHING
Rooftops will make everything as easy as possible by arranging for references,
inventories, tenancy agreements and ensuring the transfer of utilities into
the tenants name.
SUPERVISING PAYMENTS
We'll make sure all necessary payments are made when required, including:
- Administration fee
- First months rental in advance
- Security deposit
WHO HOLDS MY SECURITY DEPOSIE
Your security deposit will be held by Rooftops, if we are managing the property
in a designated clients account or by the landlord, if we do not manage it.

Your deposit will be returned at the end of the tenancy subject to the terms
and conditions of the tenancy agreement and inventory check.
ENSURING SAFETY IN THE PROPERTY
We'll make sure all safety requirements are complied with in relation to gas,
electrical and furnishing regulations.
ARRANGING FOR OCCUPATION AS SOON AS POSSIBLE
If the property you're interested in is available for immediate occupation,
we can often arrange for occupancy within as little as 3-5 days - and we can
arrange for you to move in over a weekend.
INSURANCE
We can arrange insurance on your behalf, covering property and personal
belongings.
